Boston Properties Senior Construction Manager / Construction Manager in New York, New York

SENIOR CONSTRUCTION MANAGER

Primary Purpose of Position:

• Manage construction projects including new buildings/developments, building re-positioning, tenant improvements and capital improvements from inception to completion.

• Provide day to day management, supervision and coordination of construction activities representing Boston Properties’ interests.

• Ensure that design and construction standards and the quality of workmanship are maintained to Boston Properties’ standards for all assigned projects.

• Ensure construction related lease obligations and required deadlines and budgets are met.

Essential Functions:

Design and Preconstruction Management

• Manage the design team in the preparation of design and construction documents. Review and monitor documents for compliance with Boston Properties’ standards.

• Provide technical review and critique of base building and core & shell drawings, specifications and site logistics at each progressive stage of the construction process for constructability and schedule feasibility.

• Provide direction during the design process by providing budget, schedule, and constructability input.

• Coordinate review of building system design requirements with Boston Properties Property Management for incorporation into construction documents.

• Develop design guidelines to present to the design team.

• Assist in contract development and construction related aspects of lease negotiations.

• Prepare (develop, validate and maintain) cost estimates as needed for all construction-related needs.

• Work with Boston Properties’ Leasing team on Tenant Alternates and manage tenant relations throughout construction.

• Prepare any Requests for Proposal, bid documents, bid analysis, award letters for general contractors or sub contractors.

• Assume lead role in evaluating subcontractor bids of all trade subcontracts.

• Review and negotiate prime or subcontractor scope of work and prepare recommendation for award in accordance with the Company's Authorization and Approval Matrix.

Construction Management

• Manage the interface between the design and construction teams of each project. Provide direction associated with each as required.

• Issue and take responsibility for change orders and field orders.

• Monitor and review RFI and submittal process.

• Resolve technical and schedule issues, providing leadership and direction with external parties.

• Inspect work in process on a frequent basis and provide feedback to the GC to ensure project is in compliance with all specifications.

• Lead weekly design and construction coordination meetings.

• Develop, monitor, maintain and enforce project schedules. Develop remediation plans if needed.

• Maintain record set of documents to include drawings and CAD files.

• Coordinate with Boston Properties Property Management team to initiate contact with neighboring tenants and resolve any issues or conflicts satisfactorily.

• Interpret and enforce the lease language related to construction.

• Manage performance bonds, insurance, union interface, labor relations, and various risk management issues.

• Review, approve and submit invoices for payment with appropriate back-up documentation in accordance with the Company's Authorization and Approval Matrix.

Project Closeout Management

• Manage and take responsibility for punch list process, ensuring timely completion of corrective work.

• Manage project closeout activities with contractors including Boston Properties acceptance, Building and Fire Department signoffs, and final payments.

• Manage project closeout activities with internal parties to ensure all required items are complete.

• Coordinate completion of all construction obligations of lease agreements.

• Manage and coordinate tenant turnover requirements.

• Work with internal and outside auditors in assembly of pertinent document related to trade closeouts.

• Monitor Close-out process with Construction Manager. Coordinate Boston Properties staff resources to provide appropriate support of Construction Manager and trade contractors.

• Facilitate turnover of operation and maintenance material to Property Management.

Tenant Improvement Oversight

• Manage Boston Properties’ oversight of the tenant construction process.

• Review and approve tenant construction documents.

• In conjunction with Property Management, monitor tenant construction.

• Facilitate processing and payment of Tenant Reimbursements.

General

• Develop relationships and manage the interface (communicating both verbally and in writing) on a daily basis with design team, general contractors, building department officials, special inspectors and public utilities.

• Develop relationships and manage the interface (communicating both verbally and in writing) on a daily basis with Boston Properties staff in Development, Leasing, Property Management, and Legal.

• Develop relationships and manage the interface (communicating both verbally and in writing) on a daily basis with tenants and tenant vendors.

• Establish and maintain relationships with Building Department expeditors and inspectors.

• Provide direction and supervision to more junior construction staff.

• Support Senior Vice President - Construction with specific assignments and projects within the region.

• Conduct formal and informal construction related training for multiple audiences, both internal and external to Boston Properties.

• Manage HR Matters to include recruitment, training and development, performance management, and compensation review.

Non-Essential Functions:

• Participate in industry organizations and events.

• Participate in Boston Properties’ construction-related events.

Requirements and Qualifications:

• BA/BS degree required with a concentration in construction technology, building construction, civil engineering or architecture preferred.

• A minimum 9 to 12 years of progressively responsible experience required with a commercial real estate developer, general contractor, construction management or closely related company.

• Major project experience from start to finish and previous estimating experience required highly desirable.

• Experience with managing high rise steel construction projects.

• Experience in the New York market preferred.

• Ability to manage the performance bonds, insurance, union interface, labor relations, and various risk management issues.

• Proficient in Microsoft Office applications to include Word, Excel and Project.

• Working knowledge of scheduling software such as Primavera.

Physical Requirements:

• Involves work of a general office nature usually performed sitting such as operation of a computer.

• Involves work of a general office nature usually performed standing such as operation of a fax and printer.

• Involves work such as tours throughout property portfolio, including to construction sites, usually performed by walking, climbing stairs and climbing construction ladders.

• Involves movement between departments to facilitate work.

• Involves lifting plans or boxes of 25 pounds or more occasionally.

Internal and External Contacts:

• Regularly interfaces in both verbal and written form with all levels of professionals including contractors, tenants, architects, and/or engineers.

• Regularly interfaces with external consultants and vendors.

Reporting Structure:

• This position reports directly to the Department Head (SVP) who provides assignments, supervision, and guidance and who will coordinate, evaluate, and monitor work performance on a periodic basis.

• This position provides direction and training to Construction Managers, Assistant Construction Managers, Co-Ops and Interns as applicable.

CONSTRUCTION MANAGER

• Manage appropriately sized construction projects for tenant improvements and large capital expenditures from inception to completion. Appropriate size is determined by the size of the region, the level of the CM in his/her experience, and the current projects in place in the region.

• Provide day-to-day management, supervision, and coordination of construction activities, representing Boston Properties' interest.

• Ensure that design and construction standards and the quality of workmanship are maintained to Boston Properties’ standards for all assigned projects.

• Ensure construction related lease obligations and required deadlines and budgets are met.

Essential Functions:
