Boston Properties Leasing Manager in Washington, District Of Columbia

Primary Purpose of Position:

Lead and manage marketing and leasing activities for assigned portfolio. Develop and implement a property level business plan in accordance with established objectives and goals related to leasing activity. Identify, negotiate and close lease transactions.

Essential Functions:

Transactional / Financial

  • Identify and close new lease transactions.

  • Negotiate deal structures and leases and prepare proposals for new and renewing tenants.

  • Manage responses to Request for Proposals including writing Letters of Intent.

  • Work with SVP and VP on larger more complex transactions to offer transactional leverage and have the opportunity learn and grow.

  • Forecast rents on a quarterly basis.

  • Read, analyze and negotiate lease and sublease documents, commission and other agreements in conjunction with in-house and outside counsel.

  • Assist in bidding, due diligence and closing acquisitions.

  • Analyze, prepare and implement property level business plans in accordance with established goals and objectives.

  • Evaluate and prepare Net Effective Rent spreadsheets and other tools for analyzing transaction alternatives.

  • Monitor market conditions and as needed prepare reports with relevant statistics.

  • Conduct due diligence on prospective and current tenants and vendors.

  • Assist in and maintain a working knowledge of A/R, collection efforts, and tenant balances.

  • Update Senior Management on progress of leasing progress and transactions though VTS and on phone and in person.

    Leasing / Marketing

  • Direct the Marketing team on specific projects that include developing marketing materials and PR campaigns and events to re-lease existing space in conjunction with architectural/graphic design firms, event planning firms and exclusive brokers.

  • Effectively articulate the features and benefits of the properties to potential user groups, brokerage firms and financial lenders through presentations, meetings and tours of the property.

  • Develop networks and maintain positive relationships with the current tenant base and brokerage community.

  • Develop and implement a strategic marketing plan for assigned assets.

  • Develop marketing materials to re-lease existing space, and promotional materials for new developments in conjunction with architectural/graphic design firms, writing consultants and exclusive brokers on projects.

  • Actively bring the marketing and leasing perspective to the ongoing management of the asset.

    General

  • Maintain an accurate, in-depth knowledge of all aspects of assigned properties including all vacancies, major tenants and major lease expirations.

  • Work with Leasing Representative(s) (if applicable) to help motivate, mentor, teach, and grow their capabilities through involving them in transactions and offering assistance/guidance where needed on their transactions.

  • Coordinate with Property Management and Construction Departments, and outside architects and contractors on design/construction of tenant spaces and common areas required to lease vacant space or meet lease obligations.

  • Actively participate in asset team meetings with Construction, Development, Property Management, and Accounting and Finance.

  • Interface with property managers on tenant relations, building management, leasing, and code related issues.

  • Attend industry conferences and conventions.

  • Participate in relevant organizations.

  • Willingness to travel for merchant due diligence; deal making.

  • Perform other duties as assigned.

    Requirements and Qualifications:

  • BA/BS degree required. MBA or MS preferred.

  • A minimum 3 to 5 years prior experience in the marketing and leasing of commercial office and mixed-use projects required.

  • Knowledge of and familiarity with assigned market.

  • Valid driver’s license.

  • Valid Real Estate Salespersons License desirable.

  • Ability to interact with co-workers, contractors, tenants and vendors in an articulate, courteous and professional manner always.

  • Ability to handle multiple tasks simultaneously while under pressure.

  • Demonstrated ability to work proactively, autonomously, achieve results without close supervision, and work effectively as part of a team is essential.

  • Effective negotiation and conflict-resolution skills.

  • Effective problem-solving skills.

  • Excellent written and oral communication skills.

  • Excellent organization and multi-task management skills.

  • Intermediate to advanced computer skills with knowledge of Microsoft Office applications.

    Physical Requirements:

  • Involves work of a general office nature usually performed sittings such as operation of a computer.

  • Involves work of a general office nature usually performed standing as such operation of a fax and printer.

  • Involves work such as tours of space throughout property portfolio usually performed by walking, by climbing stairs and by operating a motor vehicle (car), the latter usually performed by sitting.

    Internal and External Contacts:

  • Internal contacts with all departments in assigned regional office, marketing and leasing staff in other regional offices and various departments in the corporate office.

  • External contacts with brokers, tenants, investor partners, lenders and REIT investors.

    Reporting Structure:

  • This position reports to the EVP, Co-Head of the Washington DC Region who provides supervision and guidance, and evaluates performance on a periodic basis.
